The Community of Falls Brook is governed by a typical set of Covenants. Much of this document deals with proportioning voting rights between a contractor and homeowners; since Falls Brook is a mature and built-out community, there is no longer a contractor involved. Today, each property owner gets one vote.
The Covenants are still important to us, however, because they spell out the kinds of property alterations that are permitted, and the process of getting Community approval. It is in the best interests of all homeowners that the Community remain architecturally unified, and that properties are maintained.
The Bylaws govern the meetings of the Homeowners' Association, among other things. Deeds are shown here so that everyone knows the extent of the Community and its common property and easements.
These documents are provided to everyone who buys a property in the Community; they receive the document at closing and before signatures. By themselves, however, they are insufficient and represent only a part of the package needed at closing.
